Overview
Northland Surveying is an Amery, Wisconsin land surveying firm serving Polk, Barron, and St. Croix counties. Services
Boundary Survey / Map of Survey
Per Wisconsin state statutes, any time a surveyor monuments a property corner, a map of survey must be performed and submitted to the county. The map shows the parcel boundary, evidence used in computing the boundary, main structures, improvements, and bearings and distances relative to lot lines.
ALTA/ACSM Land Title Survey
Used in the lending process for commercial real estate transactions per guidelines from the American Congress on Surveying and Mapping and the American Land Title Association. Locates all improvements, easements, lot lines, utilities, access points, and floodplain information on the site.
Certified Survey Map
Required when creating a new parcel or when landowners wish to change existing lot lines. Can create up to four new parcels from an existing parcel. Requires approvals by local town, county, or city officials.
Subdivision Plat
Required when creating five or more lots or outlots from a larger parcel. Northland Surveying works with the client and civil engineers to develop a plan meeting state and local statutes and the client's development goals.
Condominium Plat
A map used when a client designates property as a condominium. Includes a boundary survey and structure location; the plat designates all restrictions and common or limited common elements applicable to individual units.
Legal Descriptions
Used for quit claim deeds, easements, utilities, and annexations. Northland Surveying works with the client and their attorney to draft the appropriate description with a property exhibit showing the described area.
FEMA Elevation Certificates
Used to attempt removal of a building, parcel, or portion of a parcel from the FEMA-determined floodplain. Typically requested by mortgage lenders, insurance companies, or zoning departments; a LOMA application can be drafted when the structure is found above the established flood elevation.
Topographic Mapping
Visual representation of the lay of the land, including all manmade and natural features and their horizontal and vertical relationships, created using CAD software with contours and spot elevations.
Site Plans
Visual representation for builders, engineers, and architects showing how a project fits within the confines of the subject parcel. Often required by building inspectors or zoning administrators for new construction or additions.
